I have recently started a NEW rewarding program for Buyers or Sellers that uitilizes my services. The Buyer or Seller will receive half of my real estate commission for their part of the transaction.

YES- you read that correctly! When you use my services  for the sale or purchase of your home, I will reward you with half of my real estate commission for your part of the transaction.

Here are some examples:  

 

If a home sells for $650,000 as a buyer or seller, my commission is 3% for my part of the transaction.

$650,000 X 3% = $19,500 

Half of  $19,500 = $9,750

You would receive $9,750!

So as the buyer or seller, would take home an additional $9,750 to do as you please?

Another example would be purchase price of your new home is $1,00,000.00  the buyer commission is 3% of sale  for my part of the transaction.

$1,000,000.00 X3%= $30,000. 

Half of $30,000.= $15,000. 

You will receive $ 15,000 

So as the buyer or seller, would you like to take home an additional $15,000 to do as you please?

A general rule of- thumb is that Lenders would like a 45% or lower debt to income ratio (DTI). 

 Begin by calculating the Front-end ratio is your total housing expense. Total housing expense includes the principle, interest mortgage payment, taxes , insurance and HOA dues if any, The formula for Front end ratio: divide your housing expense by your gross monthly income(s), multiply that number by 100 the total is your front end debt to income ratio 

 To calculate Back-end ratio you will to include any debts these debts will include  card payment(s) automobile payment(s) child support payment(s) , student loan payment(s) this debt does not include  any utility payments divide by the gross monthly income and divide by 100 now you have your Back end  debt to income ratio.

to calculate your debt to income ratio add your total dollar amount from your front end and back end total and divide by your gross monthly income (DTI)

 

 A great tool to use is a mortgage calculator. With this calculator you can enter the price of the Home,  down payment you have  to put towards the purchase  enter  the current interest rate  and normaly it is 30 years loan term, this will give you a monthly payment, yet this payment is lacking your property taxes , Home owners insurance, HOA dues any mortgage insurance (MIP) for FHA loan less than 5% down and Conventional loan under 20% down payment  add these together this will give you a more realistic monthly payment.
